Brooks Arthaus is the first project under the Brooks Experience. It is a gated community of 11 premium vacation villas located in Bhimtal, in the Lake District of Kumaon, close to four freshwater lakes: Nainital, Naukuchiyatal, Bhimtal and Sattal. The area is also known for migratory birds. The core design concept was to maximise views from each villa. Landscaping includes sculptures by established artists, a private observation deck, and several birdwatching points. The masterplan also considered ecological impact, including minimising tree removal, rainwater harvesting, and the use of pavers to reduce soil erosion. The Brooks Arthaus project at Bhimtal has been recognised as a green project in the hills and was the winner of the IGLITZ National awards for Design Excellence, Godrej Geevees Gold Award for Best Gated Community, Indian Institute of Architects Award for Excellence in Design
